Kukatpally sits high on the rental graph

Demand for rental accommodation is high in the area due to its proximity to Hitec City. Though the area is plagued by problems like water scarcity, residents hope they will be resolved soon

Proximity to Hitec City, a vibrant commercial market and relatively peaceful environs brought Kukatpally back into the spot as the most sought after residential area in the city.

The demand for rented premises in this area is very high; in fact, even getting a house on rent is difficult, KPHB Phase-III Residents Welfare Association president Ravinder Goud said.

The area is plagued by quite a few problems like road congestion and water scarcity, but most people hope that these will be resolved soon and this is creating huge demand in the area.

The Kukatpally-Hitec City flyover is slated for inauguration later this month and once this RoB is inaugurated, there could be significant reduction in traffic congestion, particularly for those going towards the Hitec City, local residents observed.

Demand grows

The area would also get further boost once projects like Krishna Water Project Phase-III and Hyderabad Metro Rail are completed because of which the demand for house rentals are also high in the area, G. Krishna Murthy, a resident said.

“I am paying Rs. 11,000 for a two-bedroom apartment and still do not have facilities like proper water supply or a car parking,” he said.

Since there was no proper regulation, the rentals too were not uniform in the area, he said.

“My colleague stays in a nearby block and pays lower rent than what I shell out. Most owners demand rent as per their own whims and fancies,” he complained. Yet, neither Mr. Murthy nor his colleague wants to move out of Kukatpally because of its peaceful environs.

“Even when the city is rocked by agitations, Kukatpally area is usually peaceful. The area is mostly inhabited by middle and upper-middle class employees because of which squabbles among residents are rare. There are also a fair number of good quality schools making it an ideal place,” he added.
